Dirt Law at Ground Level
Make your First Shot your Best Shot

Mitchell Williams, Selig, Gates & Woodyard, P.L.L.C.
Those of use who deal with dirt have generally assumed that (1) you can almost always get property zoned residential, and (b) you can take a refusal to re-zone to court and have a jury look at the decision de novo, essentially second –guessing the city council.

Local Realtor and Arkansas native prepared to lead FCBOR

Associate Broker and Faulkner County Board of Realtors President, Kelli Small is looking forward to presiding over the board in the upcoming year. She acknowledged that there would be challenges ahead, but she’s used to obstacles. A couple years ago Small had a listing that included a fury, four-legged buffalo. The listing was actually a buffalo farm in Greenbrier and the emotional owner had to leave her unusual pets behind. In the end, Small and the owner found the buffalos a nice home in Atkins, Ark., and Small sold the farm. She smiled as she recalled the story and remembered how sad the seller was when she had to leave.

Kay's Cooking Corner
On your mark…get set…go! Christmas here we come! With the Thanksgiving Day celebration under our belts (so to say), our Christmas shopping is off to a running start! And boy, are the stores waiting for you with all their bargain prices and discounts!

Local Flavor
Moe’s knows burritos and nachos

Special to The Daily Record
I went to Moe’s Southwest Grill for the first time last Friday night. (Yes, for the very first time. I know, it’s hard to believe.) I was shopping for gifts (I have three so far) and decided to use my Kids First buy one get one free coupon to treat my roommate to dinner.

The Critic's Corner
Horror fans are numb to everything scary movies have to offer. So how can a director rattle their nerves? Convince them the footage is real. More than a few viewers of “Paranormal Activity,” for example, believed they were seeing evidence of an actual haunting. How else to explain people running out of theaters in tears? It’s not THAT scary.

Capital City Chatter
I’m constantly reminded of how blessed I am on a daily basis. There are countless things to be thankful for, such as health, family, shelter, wheels and a fantastic job. In my own little way, I like to give back by volunteering my time and efforts. I emphasize “little” because I should be doing much, much more. Yet, if an event comes along and they need someone to give a few hours, I try to sign up.

Financial Focus
Changing “seasons” of life may require changes in investment strategy
As we make the transition from autumn to winter, you may be reminded that seasons don’t just change on the calendar — they also change in your life. And as you move from one season of your life to another, you’ll find that some of your goals may have changed. Consequently, as time goes by, you may need to adjust your financial strategies as well.

It must be true
Only a true golfer will understand this...
Don’t buy a putter until you’ve had a chance to throw it. Never try to keep more than 300 separate thoughts in your mind during your swing.
To calculate the speed of a player’s downswing, multiply the speed of his backswing by his handicap; i.e., back-swing 20 mph, handicap 15, downswing = 300 mph. When your shot has to carry over a water hazard, you can either hit one more club or two more balls.

Natural State Snapshots
A beautiful sunset on West Markham during traffic hour made the commute more bearable.

House to House
Post-Thanksgiving thankfulness

Arkansas Realtors Association Ethan@ArkansasRealtors.com
Now that Thanksgiving has come and gone, this might be a time for homeowners throughout the state to reflect on a few things for which they can be thankful.
The list below is by no means comprehensive but, hopefully, raises a few relevant points:

Striving to restore University Avenue to its former glory

Special to the Daily Record ecnobles@att.net
There was a time when University Avenue was a major destination in Little Rock for shopping, dining and entertainment.
Times have changed, however, and many areas of that major thoroughfare have been abandoned in favor of commercial districts in the western part of town. Ron Copeland is one of the people who hopes to help reverse that trend.

Customer service always important and that’s doubly true in a small town

Special to the Daily Record ecnobles@att.net
Billy Cunningham, principal broker and owner of Community Realty in Ward, said being a Realtor in a small town means everyone knows you and they keep a close eye on how you do business.
“Usually our consumers tend to be friends of our families,” he said. “That definitely holds you to a higher level of accountability.”

Giving throughout the year

Special to the Daily Record ecnobles@att.net
Donna Goodner of Old South Realty in Benton said her office is an enthusiastic supporter of Angel Food Ministries, a program that exists to provide food to people living on fixed incomes, going through hard times, looking to economize or simply unable to make it to the grocery store regularly.
