WHEREAS, on January 3, 2003, Christopher Wheetley a/k/a Chris Wheetley and Johanna M. Wheetley executed a mortgage conveying certain property therein described to Community Home Lenders of Arkansas, Inc.; and

WHEREAS, said mortgage was duly recorded January 9, 2003, as Instrument No. 200300445 in the real estate records of Lonoke County, Arkansas; and

WHEREAS, default has occurred in the payment of said indebtedness and the same is now, therefore, wholly due, and the owner and holder of the debt has requested the undersigned to sell the property to satisfy said indebtedness; and

WHEREAS, there may be tenants that claim an interest in the real property herein based upon said tenancy.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable, and that an agent of Wilson & Associates, P.L.L.C., as Attorney-in-Fact, by virtue of the power, duty, and authority vested in and imposed upon said Attorney-in-Fact will, on August 17, 2010, at or about 9:00 A.M. at the Lonoke County Courthouse in Lonoke, Arkansas, offer for sale certain property hereinafter described to the highest bidder for cash, free from the statutory right of redemption, homestead, dower, and all other exemptions which are expressly waived in the mortgage, said property being real estate situated in Lonoke County, Arkansas, and being more particularly described as follows:

A tract of land located in part of the Southwest 1/4 of the Southwest 1/4, Section 18, Township 4 North, Range 8 West, Lonoke County, Arkansas, being more particularly described as follows: Commence at the Northwest corner of the Southwest 1/4 Southwest 1/4, Section 18; thence South 325.0 feet to the point of beginning; thence continue South 162.5 feet; thence South 89 degrees 55 minutes 30 seconds East 540.0 feet; thence North 162.5 feet; thence North 89 degrees 55 minutes 30 seconds West 540.0 feet to the point of beginning. Subject to a 25 foot road right of way easement along the West property line.

UNLIKE JUDICIAL FORECLOSURE SALES, THIS STATUTORY FORECLOSURE SALE WILL BE HELD AT THE FRONT DOOR OF THE LONOKE COUNTY COURTHOUSE OR, IF THERE IS NO AREA COMMONLY KNOWN AS THE FRONT DOOR, THEN THE SALE WILL BE HELD AT THE PLACE AT SAID VENUE WHERE FORECLOSURE SALES ARE CUSTOMARILY ADVERTISED AND CONDUCTED.
