ORDINANCE NO. 21,772 AN ORDINANCE TO RECLASSIFY PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. Section 1. That the zone classification of the following property be and is hereby changed as indicated: Z-9435: Described as part of the NW ¼ NE ¼ of Section 9, T-1-N, R-13-W, Little Rock, Pulaski County, Arkansas, more particularly described as follows: Beginning at the northeast corner of Lot 2 (Point 1), Westview Medical Addition to the City of Little Rock, Arkansas, said corner lying on the west right-of-way line of Centerview Drive; thence S71°04’00”W - 81.23’ along the north line of said Lot 2 (Point 2); thence N87°21’21”W - 250.00’ continuing along said north line to the northwest corner of said Lot 2 (Point 3); thence N02°45’03”E - 330.32’ to a point on the south right-of-way line of Kanis Road (Point 4), thence S82°16’42”E - 16.67’ along said south right-of-way (Point 5); thence S86°28’21”E - 212.68’ along said south right-of-way (Point 6); thence S03°31’39”W - 2.26’ (Point 7); thence S87°23’29”E - 16.00’ (Point 8); thence N03°31’39”E - 2.00’ (Point 9); thence S86°28’21E - 5.32’ (Point 10); thence southerly along western right-of-way line of Centerview Drive the following: (1) southeasterly along the arc of a 40.00 ft. radius curve to the right, a chord bearing and distance of S52°04’10”E - 45.98’ (Point 11); (2) S02°59’21”W - 70.15’ (Point 12) and (3) Southerly along the arc of a 531.61’ radius curve to the left, a chord bearing and distance of S07°58’20”E - 202.11’ to the Point of Beginning (Point 1), containing 96,258 square-feet or 2.2098 acres more or less: From O-3, General Office District, to C-3, General Commercial District (southwest corner of Kanis Road and Centerview Road). Section 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and Designated District Map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 3. That the ordinance shall take effect and be in full force thirty (30) days after the date of its passage and approval. Section 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. Section 5. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
