LESS AND EXCEPT: That part deeded to the Arkansas State Highway Commission described as Part of Lot 7, Jordan Estates, located in the NW1/4 of the NE1/4 of Section 5, Township 4, North, Range 13 West, Faulkner County, Arkansas, more particularly described as follows: Commencing at a RR Spike found at the North Quarter Corner of said Section 5; thence along the North line of said Northwest Quarter of the Northeast Quarter, South 87°53'11" East a distance of 100.98 feet; thence along the West line of Jordan Estates as shown on the plat found in Plat Book C, Page 15 as filed in Faulkner County, South 2°29'50" West a distance of 437.17 feet; thence continuing along said West line, South 1°23'07' West a distance of 152.72 feet to the Western Right of Way of I-40 as established by AHTD Job 080395 and the POINT OF BEGINNING; thence along said Western Right of Way, North 50°11'22" East a distance of 249.83 feet to the East line of said Lot 7; thence along said East line, South 1°55'08" West a distance of 177.08 feet to the South line of said Lot 7: thence along said South line, North 88°36'28" West a distance of 186.34 feet to the West line of said Lot 7; thence along said West line, thence North 1°23'07" East a distance of 12.50 feet to the POINT OF BEGINNING, and containing 0.41 acres (17,672 sq. ft.), more or less, as shown on AHTD plans referenced as Job 080395.
