On August 20, 2021, Thomas Leslie Tinkle and Betty Ann Tinkle executed a security instrument conveying certain property therein described to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Broker Solutions, Inc., dba New American Funding, its successors and assigns; which was recorded September 1, 2021, Document No. 2021-11598 in the real estate records of Lonoke County, Arkansas. A default has occurred due to the failure to make timely payments as required under the terms of the Note and indebtedness. Because of the failure to fully cure the default, the indebtedness was accelerated and is now wholly due. The mortgagee or beneficiary has requested the property be sold to satisfy said indebtedness, together with all fees and costs associated with these proceedings continuing to accrue, pursuant to the terms and conditions of the promissory note and security instrument. On April 17, 2024, at or about 11:00 AM at the Lonoke County Courthouse, Lonoke, Arkansas, the real property described below will be sold to the highest bidder for the terms described: A part of the SW1/4 NE1/4 of Section 14, township 4 North, Range 8 West, of the 5th Principal Meridian, Lonoke county, Arkansas, being more particularly described as follows: Commence at the SE corner of the SW1/4 NE1/4 of Section 14, Township 4 North, Range 8 West; thence North 89 degrees, 37 minutes, 46 seconds West a distance of 779.81 feet to an existing 5/8 inch rebar; thence North 00 degrees, 08 minutes, 30 seconds West a distance of 365.24 feet to the Point of Beginning; thence North 89 degrees, 37 minutes 46 seconds West a distance of 208.71 feet to a point; thence North 00 degrees, 08 minutes, 30 seconds West a distance of 208.71 feet to a point; thence South 89 degrees 37 minutes 46 seconds East a distance of 208.71 feet to a point; thence South 00 degrees, 08 minutes, 30 seconds East a distance of 208.71 feet returning to the Point of Beginning, subject to a 25.00 feet easement along the West side. The Purchaser of said property shall pay the price bid with certified funds paid at the conclusion of the sale and shall assume all transfer taxes and recording fees.   If the sale is rescinded for any reason, the purchaser shall be entitled to any funds paid and shall have no further recourse.
