On January 14, 2022, Tina McElroy executed a security instrument conveying certain property therein described to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Flat Branch Mortgage, Inc., its successors and assigns; which was recorded January 18, 2022, Document No. 2022-001253in the real estate records of Saline County, Arkansas. A default has occurred due to the failure to make timely payments as required under the terms of the Note and indebtedness. Because of the failure to fully cure the default, the indebtedness was accelerated and is now wholly due. West, along the North line of said North Shore Drive for 133 feet; to the point of beginning of land herein described; run thence North 82 deg. 34 min. West, along North line of said street 21.7 feet to intersection with Northeast line of Lakeview Drive; run thence North 56 deg. 49 min. West, along Northeast line of Lakeview Drive for 86.9 feet; thence North 47 deg. 58 min. East, for 59.8 feet; thence North 51 deg. 30 min. East, for 68 feet; thence South 72 deg. 27 min. East, for 15 feet to a point that is North 08 deg. 23 min. East of the point of beginning; run thence South 08 deg. 23 min. West for 130.7 feet to the point of beginning More commonly known as: 2000 Northshore Drive, Benton, AR 72015. The Purchaser of said property shall pay the price bid with certified funds paid at the conclusion of the sale and shall assume all transfer taxes and recording fees.  If the sale is rescinded for any reason, the purchaser shall be entitled to any funds paid and shall have no further recourse.
