NOTICE OF PUBLIC HEARING

On March 20, 2025, at 4:00 p.m., in the Board of Directors Chamber, Second Floor, City Hall, 500 West Markham Street, Little Rock, Arkansas, pursuant to the provisions of Section 7 of the Code of Ordinances, the Little Rock Board of Adjustment will hold a public hearing on various proposals for the following properties:

1. Z-10137 1819 North Harrison Street
A variance is requested to the area regulations of Section 36-254 to allow a reduced front yard setback in an R-2 zoning.
A variance is requested to the area regulations of Section 36-254 to allow a reduced rear yard setback in an R-2 zoning.

2. Z-10138 2000 Country Club Lane
A variance is requested to area coverage regulations of Section 36-154 to allow an accessory structure with a reduced separation distance in an R-2 zoning.
A variance is requested to the area regulations of Section 36-154 to allow an accessory structure streetside setback reduction in an R-2 zoning.
A variance is requested from the area provisions of Section 36-154 to allow an accessory structure with a reduced rear property line setback.

3.  Z-10139 5 Stable Run Court
A variance is requested to the regulations of Section 36-253 to allow a non-occupational duplicate kitchen to be constructed in a single-family residence in the R-2 district

4.  Z-10108 53 Bentley Circle
A variance is requested to the area provisions of Section 36-254 to allow a reduced rear yard setback in an R-2 zoning.
A variance is requested from the area provisions of Section 36-11 to allow an accessible ramp to encroach into a platted utility easement.
                  
5.  Z-10109  3100 Woodgate Drive
A variance is requested to the area provisions of Section 36-254 to allow a reduced rear yard setback in an R-2 zoning.

6.  Z-10110 3410 I Street
A variance is requested to the regulations of Section 36-254 to allow a reduced front yard setback in an R-2 zoning.
A variance is requested to the regulations of Section 36-154 to allow an accessory building to be closer than 60-feet to a front property line.

7.  Z-10093 30 Windsor Drive
A variance is requested from the area provisions of Section 36-254 to allow a residence to have a reduced rear yard setback in the R-2 district.

8.  Z-10140 28214 Chenal Valley Drive
A variance is requested from the are provisions of Section 29-190 to allow land alteration and a retaining wall to exceed the permitted heights.

9.  Z-10068 4900 W. 31st St
A variance is requested from the are provisions of Section 36-255 to allow a reduced side yard setback in an R-3 zoning.

Interested parties may participate in the public hearing at the above-mentioned time, by registering in one of the following ways:

• No later than 24 hours prior to the public hearing time, email written comments/written statement to lrzoning@littlerock.gov, including associated item name(s) or case number(s.) The comments/statements will be submitted for consideration to the Board of Adjustment.
OR 
• The meeting may be attended in person. The meeting will be held in the Board of Directors Chamber, Second Floor, City Hall, 500 West Markham Street, Little Rock, Arkansas, The meeting will begin at 4:00pm

• For further information on meeting protocol, you may contact the Department of Planning and Development staff at (501) 371-4790, between the hours of 8:00 a.m. and 5:00 p.m., Monday through Friday.

As stated above, individuals wishing to participate in the public hearing in person may do so, however, social distancing will be practiced at all times. Registration cards will be available from City staff members at the public hearing site, and interested parties may otherwise register and participate as described above.
