This NOTICE amends and corrects the original NOTICE OF DEFAULT AND INTENTION TO SELL dated and recorded on March 13, 2025, as Instrument No. 2025012941 in the office of the Circuit County Clerk for Pulaski County, Arkansas. This NOTICE amends, corrects and postpones the original sale date from May 20, 2025 to July 8, 2025 at or about 3:30pm. This NOTICE further amends and corrects the original NOTICE OF DEFAULT AND INTENTION TO SELL to include that the foreclosed property will be sold "as-is" and is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing, notice of federal tax liens, or state certificates of indebtedness; and to any matter that an accurate survey of the premises might disclose. All other terms and conditions of the original NOTICE remain in effect. WHEREFORE, AMENDED AND CORRECTED NOTICE IS HEREBY GIVEN that on July 8, 2025, at or about 3:30pm, the following real property will be sold at the Pulaski County Courthouse located at 401 West Markham Street, Little Rock, Arkansas, to the highest bidder for cash: Lot 5, Block 4, Newton's Addition to the City of Little Rock, Pulaski County, Arkansas. More commonly known as: 5220 Hawthorne Road, Little Rock, Arkansas, 72207. On January 13, 2006, Lynda M. Lewis, Trustee of the Lynda M. Lewis Revocable Trust (the "Borrower") executed a Mortgage in favor of Riverside Bank, which was recorded on January 13, 2006, as Instrument No. 2006015125 in the office of the Circuit County Clerk for Pulaski County, Arkansas. On January 13, 2008, the Borrower executed a Modification of Mortgage in favor of Riverside Bank, recorded as Instrument No. 2008021467 in the office of the Circuit County Clerk for Pulaski County, Arkansas. Default has occurred in the payment of said indebtedness. Because of the failure to fully cure the default, the indebtedness was accelerated and is now wholly due. The Purchaser of said property shall pay the price bid with certified funds paid at the conclusion of the sale and shall assume all transfer taxes and recording fees. Any purchaser at the sale shall pay for any costs or fees of the sale in addition to its bid. The sale will extinguish all interests in any part of the property, including existing lienholders, previous owners of the property, or tenants.
