NOTICE OF PETITION TO VACATE ROADWAY
Notice is hereby given that a Petition to Abandon and Vacate Roadway has been filed in the County Court of Pulaski County, Arkansas, in regards the below-referenced portion of Cedar Lane in the City of Morgan, Pulaski County, Arkansas, as further described herein as follows:
IN THE MATTER OF VACATNG PART OF THE NORTHEAST QUARTER OF THE NORTHEAST QUARTER OF SECTION 14, TOWNSHIP 3 NORTH, RANGE 13 WEST, PULASKI COUNTY, ARKANSAS, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A FOUND ALUMINUM CAP, SAID POINT BEING AT THE NORTHWEST CORNER OF THE NORTHWEST QUARTER OF THE NORTHWEST QUARTER OF SECTION 13; THENCE ALONG THE WEST LINE THEREOF, S1°15'01"W A DISTANCE OF 304.20 FEET TO A POINT; THENCE LEAVING SAID WEST LINE, N89°18'13"W A DISTANCE OF 25.16 FEET TO A SET REBAR; THENCE N1°20'33"E A DISTANCE OF 305.90 FEET TO A FOUND REBAR; THENCE S85°22'04"E A DISTANCE OF 24.71 FEET TO THE POINT OF BEGINNING. SAID TRACT OF LAND CONTAINS 0.17 ACRES MORE OR LESS.
The Petition filed by the SANDERS FAMILY LIMITED PARTNERSHIP states that the above-described road area serves no effective purpose to the surrounding property owners or the public, that the abandonment of this easement will not have a negative effect on the community, nor will the abandonment impede public travel or public access to any public use or public utility area. Cedar Lane now routes to the east, bypassing the subject easement entirely. The easement does not provide access to any developments or housing, and its continued existence imposes a burden on the Petitioner's property.
All persons, firms, corporations, or improvement districts that oppose the abandonment and vacation of the easement herein are hereby notified to appear on January 13, 2026, at 9:00 a.m. at the Pulaski County Court located at 201 South Broadway Street, Suite 400, Little Rock, Arkansas 72201, to show cause as to why the easement should not be abandoned and vacated.
