NOTICE OF PUBLIC HEARING - On January 20, 2022, at 4:00 p.m., in the Board of Directors Chamber, Second Floor, City Hall, Little Rock, Arkansas, 500 West Markham Street, pursuant to the provisions of Section 7 of the Code of Ordinances, the Little Rock Board of Adjustment will hold a public hearing on various proposals for the following properties:

A. Z-5114-A 109 North Chester Street
Variance from the parking regulations of Sec. 36-342.1 to allow placement of parking between the building and street. Variance from the street-level floor orientation regulations of Sec. 36-342.1 to allow the ground level floor of a structure without the minimum surface area of 60% transparent or window display. Variance from the sign regulations of Sec. 36-342.1 to allow a ground mounted sign. Variance from the sign regulations of Sec. 36-557 to allow an on-premises sign without street frontage.

B. Z-6986-A 100 North Grant Street Food Truck
Variance from the Sec. 36-281 to allow a mobile canteen unit to remain parked on a site overnight.

C. Z-9626 23 Applegate Court
Variance from the area regulations of Sec. 36-254 to allow a reduced front yard setback in the R-2 district. Variance from the area regulations of Sec. 36-513 to allow a driveway to exceed the 20-foot width limitation.

1. Z-9650 2720 North Pierce Street
Variance from the area regulations of Sec. 36-254 to allow a reduced rear yard setback in an R-2 District, 

2. Z-9652 1615 North Taylor Street
Variance from the area regulations of Sec. 36-156 to allow an accessory structure to occupy more than 30% coverage of the rear yard. 

Interested parties may participate in the public hearing to be held at the above-mentioned place and time, by registering in-person at the public hearing, or in one of the following ways:

 No later than 24 hours prior to the public hearing time, email written comments/written statement to lrzoning@littlerock.gov, including associated item name(s) or case number(s.) The comments/statements will be submitted for consideration to the Board of Adjustment.

OR

No later than 24 hours prior to the public hearing time, email lrzoning@littlerock.gov and disclose: a) email address, to receive a WebEx meeting invitation for live interactive video participation, and; b) telephone number suitable for texting. Prior to the public hearing, you will receive the WebEx meeting invitation, and will be texted only if connection difficulties are encountered before or during the public hearing.

As stated above, individuals wishing to participate in the public hearing in person may do so, however, social distancing will be practiced at all times. Persons will be allowed into the public hearing room under guidance of City staff and only during the hearing item(s) for which they are registered. Registration cards will be available from City staff members at the public hearing site, and interested parties may otherwise register and participate as described above.
