On January 26, 2007, Jac'ee Boudreaux executed a security instrument conveying certain property therein described to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Homecomings Financial, LLC (F/K/A Homecomings Financial Network, Inc.), its successors and assigns; which was recorded February 7, 2007, Document No. 2007-2749 in the real estate records of Faulkner County, Arkansas. A default has occurred due to the failure to make timely payments as required under the terms of the Note and indebtedness. Less and except all right, title and interest in the oil, gas and other minerals which were conveyed in a mineral deed of record in deed book 344, page 288 and which were reserved in a warranty deed of record in document #2002-11465 in the records of Faulkner County, Arkansas. More commonly known as:  1370 Champions Drive, Conway, AR 72034. The Purchaser of said property shall pay the price bid with certified funds paid at the conclusion of the sale and shall assume all transfer taxes and recording fees.   If the sale is rescinded for any reason, the purchaser shall be entitled to any funds paid and shall have no further recourse.
